Renville County Recorder

The Renville County Recorder maintains all legal real estate records for the county. The office records deeds, mortgages, satisfactions, liens, plats, easements, and other documents that affect title to land. Before any document is accepted, it must meet state requirements. That means proper notarization, original signatures, a complete legal description of the property, and the name of the person who prepared the document on its face. The recording fee and any applicable transfer taxes must also be paid at the time of submission.

Renville County Assessor

The Renville County Assessor's Office values and classifies all real property in the county. Market values are set as of January 2 each year using sales comparisons, physical inspections, and cost approaches. Valuation notices go out in March. If you are not satisfied after the local board meeting, you can appeal to the County Board of Equalization and then to Minnesota Tax Court. You can bring an attorney, an appraiser, or represent yourself. Deadlines for appeal fall roughly 30 days after valuation notices are mailed each spring.

Types of Property Records in Renville County

The Renville County Recorder files a variety of documents related to real property. Deeds are the most common. They transfer ownership from a seller to a buyer. Under Minnesota Statutes Chapter 507, recording a deed gives the public notice of the transfer and protects the buyer against later claims from parties who did not know about the sale. A deed that is not recorded still transfers ownership between the parties, but it does not protect the new owner against a later buyer who records first.

Mortgages and mortgage satisfactions make up another large share of the county's recorded documents. The mortgage gives the lender a public claim on the property as security for the loan. When the borrower pays off the debt, the lender records a satisfaction or discharge. Other documents include easements, declarations of covenants and restrictions, federal tax liens, state tax liens, mechanic's liens, plats, certificates of survey, and well disclosure certificates. Every residential property transfer in Minnesota requires a well disclosure certificate, which is either attached to the deed or filed separately.

Some Renville County properties use the Torrens title system. Under Chapter 508, a Torrens parcel carries a Certificate of Title issued by a court. That certificate is the definitive statement of ownership. The abstract system relies on a chain of recorded documents. Both systems are maintained at the county level, and a search may require checking both depending on the parcel.

Recording Fees and Transfer Taxes

The base recording fee in Renville County is $46 for the first page, plus $4 for each additional page. Plats cost $56. Well disclosure certificates submitted separately cost $50, but there is no extra charge if the certificate is attached to the deed at the time of recording. Fees must be paid at the time of submission.

Two transfer taxes apply to most real estate deals in the county. The State Deed Tax under Minnesota Statutes Chapter 287 is 0.33% of net consideration, with a minimum of $1.65. A property that sells for $180,000 generates a deed tax of $594. The Mortgage Registry Tax is 0.23% of the principal debt. On a $150,000 mortgage, that is $345. Both amounts must be paid when the documents are filed. Title companies routinely handle these calculations as part of closing.

Certified copies of recorded documents are available for $10 plus per-page fees. Non-certified copies are less. You can get them in person or by mail.

Property Tax in Renville County

Property taxes in Renville County follow the schedule in Minnesota Statutes Chapter 279. The first half of your annual bill is due May 15. The second half comes due October 15. The county mails tax statements in March. If you miss May 15, the unpaid balance goes delinquent on January 1 of the next year and starts accruing interest.
