Meeker County Recorder

The Meeker County Recorder keeps all official real estate records for the county. This office records deeds, mortgages, satisfactions, liens, plats, and other documents that affect title to land in Meeker County. Meeker County Assessor

The Assessor's Office values and classifies all real property in Meeker County. This office sets the estimated market value for each parcel as of January 2 each year. Those values go on the tax statements that are mailed in March. If you think your property value is too high, you have the right to appeal. The Board of Equalization meets in April and gives property owners a chance to present their case.

Meeker County Property Records

Property records in Meeker County include all documents that affect title to real estate. Warranty deeds and quit claim deeds are the most common. When someone buys land, the deed gets recorded here. Mortgage documents come next. When a loan is paid off, a satisfaction of mortgage is filed to clear the lien. All of these documents are public and can be searched by anyone.

Plats are another key record type. When land is subdivided into lots, a plat map must be recorded. These maps show lot lines, easements, and dedicated roads. Meeker County has both agricultural plats and residential subdivisions. The Recorder keeps the original plat documents and they can be viewed at the office or sometimes online. Recording Fees and Transfer Taxes

Two state taxes apply when real estate changes hands. The deed tax, also called the state deed tax, is set at 0.33% of the net consideration under Minnesota Statutes Chapter 287. On a $200,000 sale, that comes to $660. The mortgage registry tax applies when a new mortgage is recorded and runs 0.23% of the principal amount. Both taxes are collected at the time of recording and are separate from the recording fee itself.

Meeker County Property Taxes

Property taxes in Meeker County are due in two payments each year. The first half is due May 15. The second half is due October 15. Missing these dates means interest starts to accrue. Under Minnesota Statutes Chapter 279, delinquent taxes carry interest at 9 to 10 percent per year. Taxes that remain unpaid can eventually lead to a tax forfeiture process after three years.
