Redwood County Recorder

The Redwood County Recorder maintains all official real estate records for the county. The office records deeds, mortgages, satisfactions, easements, liens, plats, and other instruments that affect title to land in Redwood County. Before a document can be accepted, it must meet state requirements: original signatures, notary acknowledgment, a clear and complete legal description, and the preparer's name on the face of the document. Fee payment must accompany the submission.

Electronic recording is available in Redwood County, which makes the process easier for lenders, title companies, and law firms. You can also submit documents by mail or in person. The recording cutoff is 4:15 PM. Documents received after that time are held for the next business day. The Recorder's office also maintains Torrens title records and handles UCC filings. Certified copies of recorded documents are available for a base fee of $10 plus per-page charges.

Redwood County Assessor

The Redwood County Assessor's Office values and classifies all real property in the county. Values are set as of January 2 each year, using sales data, property characteristics, and field inspections. Valuation notices go out in March. If you think the value on your notice is too high, you can appeal it at the Board of Equalization meeting in April. Filing an appeal at the local board level is free.

Redwood County has around 9,000 parcels, with agriculture making up a large share. Cropland, pasture, and farmsteads are assessed under different rules than residential or commercial property. The office inspects all parcels physically at least once every five years. If your property's use or condition changes between inspection cycles, you can contact the assessor to request a review. Homestead classification is also handled here. If you live on your land, apply for homestead to make sure you are taxed at the correct rate.

If the local board does not resolve your concern, you can appeal to the County Board of Equalization and then to Minnesota Tax Court. You can bring a representative or handle the appeal yourself. The deadline to file is usually 30 days after valuation notices are mailed.

Redwood County Property Records

The Recorder's office holds a wide range of documents tied to real property in Redwood County. Warranty deeds, quitclaim deeds, and other conveyances are recorded here. Under Minnesota Statutes Chapter 507, recording a deed protects the new owner against later claims from buyers or creditors who did not know about the transfer. Sellers and buyers depend on the recording system to make sure ownership transfers are clean and publicly known.

Mortgages and their satisfactions are another common document type. The lender records the mortgage to secure its interest. When the loan is repaid, the lender files a satisfaction or release. Other documents in the county's files include easements, declarations of covenants, federal and state tax liens, mechanic's liens, plats, and well disclosure certificates. The well disclosure certificate is required on nearly all property transfers in Minnesota and must be filed either with the deed or separately before the sale closes.

Some parcels in Redwood County may be registered under the Torrens system, governed by Chapter 508. Torrens titles are confirmed by a court-issued Certificate of Title rather than a chain of recorded documents. Both systems are maintained at the county level. Recording Fees and Transfer Taxes

Redwood County follows the state recording fee schedule. The base fee is $46 for the first page, plus $4 for each additional page. Plats cost $56 to record. Well disclosure certificates are $50 if filed on their own; the fee is waived if the certificate is attached directly to the deed at the time of recording.

The State Deed Tax under Minnesota Statutes Chapter 287 is 0.33% of net consideration, with a $1.65 minimum. A property sale at $250,000 generates a deed tax of $825. The Mortgage Registry Tax is 0.23% of the principal debt. On a $175,000 mortgage, the tax is $402.50. Both taxes must be paid at the time of recording, along with the recording fee. Title companies typically handle these calculations and payments as part of the closing process.

Certified copies of recorded documents cost $10 as a base fee plus per-page charges. Plain copies are less. Request them in person at the office or by mail with a check and a return envelope.

Property Tax in Redwood County

Property taxes in Redwood County are governed by Minnesota Statutes Chapter 279. The first half of your annual tax bill is due May 15. The second half is due October 15. Tax statements are mailed in March so you know what you owe before the first payment comes due. If you miss May 15, the unpaid amount becomes delinquent on January 1 of the next year, at which point interest begins to accrue.

Assessment and valuation rules come from Chapter 272 and Chapter 273 of the Minnesota Statutes. Assessors set values as of January 2 each year. Redwood County's mix of agricultural and residential land means valuations can vary quite a bit across parcels. If you think your tax bill is based on a wrong value or classification, the appeal path starts with the local board meeting in April. From there you can go to the County Board of Equalization and then to Tax Court.

Properties with unpaid taxes for three or more years can face forfeiture. The county takes title to forfeited land, and those parcels may later be offered at public auction.
