McLeod County Overview
McLeod County Recorder
The McLeod County Recorder maintains all official real estate records for the county. Deeds, mortgages, satisfactions, plats, easements, and other instruments affecting land title must all be submitted to this office for recording. The Recorder reviews each document for compliance with Minnesota's recording standards, assigns a document number, stamps the date and time of filing, and indexes the instrument by grantor and grantee names. Under Minnesota Statutes Chapter 507, recording gives the document priority against any later buyer or lender who relies on the public record.
The office is at 830 11th Street E in Glencoe, with a mailing address of PO Box 107, Glencoe, MN 55336. Hours run Monday through Friday, 8:00 AM to 4:30 PM, and documents must be in by 4:15 PM to be recorded that day. E-recording is available for electronic submissions, which is the preferred method for title companies and attorneys who file frequently. Mail submissions are also accepted with a check. The Recorder handles both abstract and Torrens records under Chapter 508. Certified copies are available at the counter or by written request.

McLeod County Assessor
The Assessor's office values and classifies all real property in McLeod County. The county has approximately 18,000 parcels, a mix of agricultural land in the outer townships and suburban residential and commercial properties in and around Glencoe, Hutchinson, and other larger communities. Property values are set each year as of January 2 under Minnesota Statutes Chapter 272. The Assessor determines the estimated market value for each parcel and assigns it a classification that affects how the tax rate is applied.
Valuation notices go out in March. The Board of Equalization meets in April to hear appeals from property owners who believe their value is too high. Bring market evidence, such as comparable recent sales, to support your case. Physical inspections of all properties happen on a five-year cycle. Tax statements also arrive in March, with the first half payment due May 15 and the second half due October 15 under Chapter 279. Homestead applications are accepted year-round.

McLeod County Property Records
Property records in McLeod County cover all instruments that affect land ownership or encumbrances. Warranty deeds transfer title with full guarantees from the seller. Quit claim deeds pass along whatever interest the grantor holds. Mortgages pledge the property as security for a loan. Satisfactions release mortgage liens when debts are paid off. Easements, restrictive covenants, and declarations of conditions run with the land and bind future owners regardless of whether they were involved in the original agreement. All of these must be recorded to be legally effective against third parties under Chapter 507.
McLeod County maintains both abstract and Torrens records. Torrens parcels operate under Chapter 508, which uses a certificate of title as the primary ownership document. Each time a Torrens parcel is sold or mortgaged, the Recorder updates the certificate. Abstract parcels rely on the deed index and a full title search. Because McLeod County is closer to the Twin Cities metro than many outstate counties, it has higher transaction volume and more suburban residential activity than purely rural counties of similar size.
Well disclosure certificates are required on most deed transfers. Under the Minnesota Department of Health well disclosure program, the seller must disclose all wells on the property. The recording fee is $46 to $54 for the certificate. A deed presented without the required disclosure will not be recorded until the issue is addressed.
Recording Fees and Transfer Taxes
McLeod County charges $46 for the first page of most documents and $4 for each additional page. Plats cost $56. These are the standard Minnesota recording fees set by state law. Payment is due when documents are submitted.
State transfer taxes are collected at the time of recording. The deed tax is 0.33% of the net consideration with a minimum of $1.65, and the mortgage registry tax is 0.23% of the principal debt amount. Both are governed by Minnesota Statutes Chapter 287 and are collected by the Recorder. Certified copies cost $10 for the first page and an additional fee for each page beyond that. Plain, non-certified copies cost less. Confirm the total before ordering copies of a long document.
McLeod County Property Tax
McLeod County property taxes are due in two installments. First half is due May 15 and second half is due October 15. Taxes that go unpaid after January 1 become delinquent. Interest of 9 to 10 percent per year applies to delinquent amounts under Chapter 279. After three years of delinquency, the state may begin tax forfeiture proceedings against the property.
McLeod County has an agricultural and suburban mix. Farm operations typically benefit from the agricultural productive value classification, which bases the tax on soil productivity rather than what someone would pay for the land at auction. Suburban and residential owners in Glencoe, Hutchinson, and other communities are assessed at market value. The homestead market value exclusion reduces the taxable value for owners who occupy the home as their primary residence. Apply through the Assessor's office any time of year. Detailed information on credits, refunds, and programs is available at revenue.state.mn.us. Under Chapter 273, the Assessor is required to keep values current and conduct periodic review of all properties in the county.
