Chippewa County Property Records
Chippewa County property records are maintained by the County Recorder and Assessor/Tax office in Montevideo, Minnesota. The county has roughly 7,500 parcels, making it one of the smaller counties in Minnesota by parcel count, but the Recorder's office keeps a full set of recorded documents going back to the county's early organization. You can search parcel data online through Beacon, or visit the courthouse on North 11th Street to get copies of recorded documents and certified instruments.
Chippewa County Overview
Chippewa County Recorder
The Chippewa County Recorder records and maintains all legal documents that affect real property in the county. When a deed is recorded here, it becomes part of the public record and gives notice to any future buyer or lender searching the title. Under Minnesota Statutes Chapter 507, recording a conveyance is the step that makes ownership transfer effective against third parties. Skipping this step leaves a new owner exposed to claims from later parties who do record.
The office is located at 629 North 11th Street, Suite 113, in Montevideo. Staff record deeds, mortgages, satisfactions, liens, easements, plats, and UCC filings. E-recording is available through approved vendors, which means title companies and lenders can submit documents without driving to Montevideo. Walk-in documents must be submitted by 4:15 PM. Certified copies of any recorded document are available at the counter or by mail request.
The office also handles Torrens title registration documents. Under Minnesota Statutes Chapter 508, Torrens properties carry a state-guaranteed certificate of title rather than the traditional abstract. Not all Chippewa County parcels are Torrens, and you should confirm status before starting a title search.

Chippewa County Assessor and Tax
The Chippewa County Assessor/Tax Department classifies and values all real property in the county under Minnesota Statutes Chapter 273. Values are set as of January 2 each year. Valuation notices are mailed in March, and the Board of Appeal and Equalization meets in April. Property owners can attend the Board meeting to question their assessment before it is finalized for the tax year.
The office is at the same address as the Recorder. It handles homestead applications, which can affect your property tax rate. Homestead applications are accepted year-round. Tax statements go out in March showing what is owed for the year. Beacon WebGIS is available through the county for online parcel searches. Physical inspections are done on a multi-year cycle to keep assessment data current.

The Minnesota statutes governing property taxation are available through the state legislature's website. Chapter 272 sets out what property is subject to taxation and how the system is structured statewide.
Chapter 272 is the foundation of Minnesota property tax law and applies to every parcel in Chippewa County just as it does in every other Minnesota county.
Online Search for Chippewa County Property Records
Chippewa County uses the Beacon WebGIS system for online property searches. Beacon lets you search by parcel identification number, property address, or owner name. Once you find a parcel, the system shows assessed value history, tax data, recent sales, building details, and zoning information. Aerial photography overlays let you view the land from above. Beacon is free to use and available around the clock.
For recorded documents, Beacon shows summary data but not the actual document images. If you need a copy of a specific deed, mortgage, or lien, contact the Chippewa County Recorder directly. Staff can make copies at the counter, or you can send a written request by mail. Include as much identifying information as possible, such as the document number, grantor and grantee names, and the recording date.
Property Records in Chippewa County
The Chippewa County Recorder's files go back to the county's original organization. The most common documents are warranty deeds, quitclaim deeds, and contract for deed instruments. Mortgages and deeds of trust represent the liens that lenders place on property as security for loans. When a loan is paid off, a satisfaction of mortgage is recorded to clear the lien from the title. Anyone searching the title for a Chippewa County property should look for both the deed chain and the mortgage chain to make sure no undischarged liens remain.
Other document types include mechanic's liens, judgment liens, tax liens, easements, covenants, and homeowners association documents. Plats are the legal maps filed when new subdivisions are created and must be recorded before any lots can be sold. UCC filings sometimes appear in real estate records when a security interest in fixtures or attached equipment is involved. Certified copies of any of these documents are available from the Recorder's office for $10 plus per-page fees.
Recording Fees in Chippewa County
Chippewa County uses the standard Minnesota recording fee structure. The base fee is $46 for the first page of any standard document. Each additional page costs $4. A four-page mortgage would cost $46 plus $12 for additional pages, totaling $58. Plats cost $56. Certified copies are $10 plus per-page charges.
The State Deed Tax applies to most transfers. Under Minnesota Statutes Chapter 287, the deed tax rate is 0.33% of the net consideration, with a $1.65 minimum. On a $180,000 property sale, the deed tax is $594. New mortgage recordings also trigger the Mortgage Registry Tax at 0.23% of the principal. A $140,000 loan results in a $322 tax. These two state taxes are paid at recording and are in addition to the base recording fee.
Chippewa County Property Tax
Property taxes in Chippewa County are split into two payments each year. The first half is due May 15 and the second half is due October 15. Late payments become delinquent and accrue interest under Minnesota Statutes Chapter 279. The interest rate is 9 to 10 percent per year on unpaid balances. Tax statements are mailed in March, giving property owners time to plan for the May payment. Parcels with three or more years of unpaid taxes can face tax forfeiture proceedings.
Homestead classification can reduce your tax burden significantly. If a property is your primary residence and you are a Minnesota resident, you may qualify for the homestead credit and lower tax rates. Applications are accepted at the Assessor/Tax office year-round. If you recently bought a Chippewa County property and did not file a homestead application, do so quickly to avoid paying at the higher non-homestead rate.
Note: The Board of Appeal and Equalization meets in April, and that is your window to challenge the assessed value on your Chippewa County property before the tax year is locked in.
