Cass County Overview
Cass County Recorder
The Cass County Recorder records and maintains all official real estate documents for the county. This includes deeds, mortgages, satisfaction of mortgage filings, mechanic's liens, judgment liens, tax liens, easements, and plats. Under Minnesota Statutes Chapter 507, recording a conveyance gives constructive notice to all later parties. A buyer who records their deed first generally wins over someone who got a deed earlier but never recorded it.
The office processes Torrens documents as well. Torrens title, established under Minnesota Statutes Chapter 508, is a court-ordered registration system that replaces the traditional abstract with a state-guaranteed certificate of title. Many Cass County lake properties operate under Torrens title. If you are researching a lake cabin or shoreline parcel, it is worth asking the Recorder's office whether that property is abstract or Torrens before you start your title search.
E-recording is available for approved users. Documents submitted in person must arrive by 4:15 PM. Certified copies of any recorded document are available at the counter or by mail.

Cass County Assessor
The Cass County Assessor values and classifies all real property in the county. With roughly 35,000 parcels and a significant share of them being lakes, cabins, and seasonal recreational properties, the office has developed strong expertise in valuing that type of real estate. Seasonal and recreational properties often require different approaches than year-round homes because their value depends heavily on lake access, water frontage, and seasonal demand.
Under Minnesota Statutes Chapter 273, the assessor must classify each parcel and set its value as of January 2 each year. Valuation notices go out in March. Board of Appeal hearings let property owners challenge values in the spring. Physical inspections rotate on a five-year cycle. The assessor's office is at the same address as the Recorder in Walker.

The Minnesota Department of Revenue maintains state-level property tax data and relief programs. The PRISM property record information system is one statewide tool that connects to county-level data.
PRISM pulls together property information from counties across the state, including Cass County, and can be a useful supplement to local searches.
Online Property Search in Cass County
The Beacon property search system is the main online tool for Cass County parcel data. You can search by parcel identification number, property address, or owner name. Beacon returns a full property profile including assessed value, tax information, recent sales, building characteristics, and aerial photography. It also shows lake and water body information for shoreline properties, which is useful in a county with as many lakes as Cass.
Beacon is available 24 hours a day, seven days a week, and is free to use. It works on mobile devices and has print and export features. For recorded documents like deeds and mortgages, Beacon shows data but not the actual document images. You need to contact the Recorder's office directly for copies of recorded instruments.
Property Records Types in Cass County
The Cass County Recorder maintains deeds, mortgages, satisfaction filings, liens, easements, covenants, declarations, and plats. These records form the title chain for every parcel in the county. When you buy property, a title company searches these records to confirm that the seller has clean title and that no undisclosed liens exist. The Recorder's records go back to the county's early organization, though older documents may need to be searched manually.
Cass County also has a significant tax-forfeited land program. Properties with three or more years of unpaid taxes can be forfeited to the state and managed by the county. Cass County has more tax-forfeited land than many counties because of the high number of seasonal properties where owners sometimes stop paying taxes after selling or abandoning the property. The Land Department manages these forfeited parcels and conducts public sales when land becomes available. Contact the county for current listings if you are interested in buying tax-forfeited property in Cass County.
Certified copies of recorded documents cost $10 plus per-page fees. Plain copies are cheaper. Torrens certificates are also maintained here. Well disclosure certificates are filed with deeds when required by state law.
Recording Fees
The standard recording fee in Cass County is $46 for the first page of any document, with $4 charged for each additional page. Plats cost $56. Documents with multiple titles are billed at $46 per title. Certified copies of recorded documents cost $10 plus per-page fees. UCC filings range from $15 to $50 based on page count. Torrens documents carry the same $46 base fee.
State transfer taxes apply to most deed recordings. The State Deed Tax under Minnesota Statutes Chapter 287 is 0.33% of net consideration with a minimum of $1.65. The Mortgage Registry Tax is 0.23% of the principal loan amount. Both are paid at the time of recording. On a $150,000 cabin sale with a $120,000 mortgage, the deed tax would be $495 and the mortgage registry tax would be $276.
Property Tax in Cass County
Cass County property taxes follow the statewide schedule. First-half payments are due May 15 and second-half payments are due October 15. Taxes that go past these dates become delinquent under Minnesota Statutes Chapter 279. Interest begins to accrue at 9 to 10 percent per year on unpaid amounts. Tax statements are mailed in March. The county sets property values as of January 2 each year under Minnesota Statutes Chapter 272, and the assessor uses those values to calculate what each parcel owes.
Lake properties and seasonal cabins in Cass County are subject to the same tax rules as any other parcel. If a cabin sits on the water and has high-value frontage, its assessed value will reflect that. Seasonal properties classified as cabin or recreational residential may have different homestead status and different tax rates than a primary home. The Assessor's office can explain how your parcel is classified and how that affects your tax bill.
The tax-forfeited land program is a direct result of the delinquency process. After three or more years of unpaid taxes, the state takes title to a parcel through forfeiture. Cass County manages forfeited lands through its Tax Forfeited Land office. These parcels may later be sold at public auction or sealed bid. Forfeited land is sometimes available at prices below market value, though buyers take it in as-is condition with limited history.
