The Morrison County Recorder maintains all official real estate records for the county. Deeds, mortgages, satisfactions, liens, easements, and plats all go through this office. When a property sells or a loan closes, the title company or attorney submits the documents here for recording. The Recorder assigns a document number, indexes the document by name and parcel, and adds it to the permanent public record. That record can be searched by anyone.

The office is at 213 1st Avenue SE, Little Falls, MN 56345. Phone is (320) 632-2941. Email is recorder@co.morrison.mn.us. Staff are available Monday through Friday from 8:00 AM to 4:30 PM. Morrison County Assessor

The Morrison County Assessor values and classifies all real property in the county. About 22,000 parcels are assessed each year. The mix includes agricultural land, woodland, and recreational property, along with residential and commercial parcels. Values are set as of January 2. Valuation notices go out in March and tax statements follow shortly after. The Board of Equalization meets in April if you want to contest a value at the local level.

Physical inspections of properties happen on a five-year cycle. The Assessor's office uses these visits to update condition ratings and confirm that assessment data is accurate. The Beacon WebGIS system lets you search parcel data online. You can look up the assessed value, property class, lot size, and tax information for any parcel in the county without visiting the office. The Assessor is located at the same address as the Recorder: 213 1st Avenue SE, Little Falls. The phone number is also (320) 632-2941.

The Assessor's office is shown below as it appears on the Morrison County website.

The Morrison County Assessor page has information on how to access Beacon and how to file a valuation appeal.

Morrison County Property Records

The recorded documents at the Morrison County Recorder include every transaction that affects title to real estate. Warranty deeds and quit claim deeds are the most common. A warranty deed transfers ownership with a guarantee that the seller holds clear title. A quit claim deed transfers whatever interest the seller has, with no guarantee. Both types are recorded here and can be found by anyone searching the index.

Mortgages and discharges are also common records. When a lender funds a loan, the mortgage is recorded to protect their interest. When the loan is paid off, a satisfaction or discharge is filed. Searching these records tells you whether a property is free of mortgage liens. Easements, covenants, and other encumbrances show up here too and can affect what you can do with a property after purchase.

Under Minnesota Statutes Chapter 273, the Assessor sets values for all property types in Morrison County. Agricultural land has its own valuation rules, and recreational parcels near water can carry different class rates than standard residential properties.

Recording Fees and Transfer Taxes

The recording fee is $46 for the first page of any document submitted to the Morrison County Recorder. Additional pages cost $4 each. Plats are recorded for a flat fee of $56. Certified copies of recorded documents cost $10 for the first page. These fees are set by state law and apply uniformly across Minnesota counties.

Two state taxes come into play when property transfers. The deed tax under Minnesota Statutes Chapter 287 is 0.33% of the purchase price. A $250,000 sale carries $825 in deed tax. The mortgage registry tax is 0.23% of the loan amount on any new mortgage. Both taxes are paid at the time of recording. They are separate from the recording fee and are remitted to the state through the county.

Note: All recording fees and tax rates should be confirmed with the Morrison County Recorder before submitting documents, as amounts may be updated by state law.

Property Taxes in Morrison County

Morrison County property taxes come due in two installments. The first half is due May 15. The second is due October 15. Taxes that are not paid by those dates become delinquent under Minnesota Statutes Chapter 279. Interest accrues at 9 to 10 percent annually on delinquent balances. After three years of nonpayment, the property becomes subject to forfeiture proceedings.

The Assessor sets values as of January 2. Valuation notices arrive in March. If you believe the value on your notice is too high, you can appear before the Board of Equalization in April. Bring comparable sales or any evidence that supports a lower value. The board can adjust the assessment if the facts warrant it. Appeals can go further to the Minnesota Tax Court if needed. Agricultural land in Morrison County is often valued under the agricultural productivity method, which is different from the market approach used for residential parcels.

Your tax statement lists the parcel ID, assessed value, classification, and payment due dates. Call the Assessor at (320) 632-2941 with questions about your statement or potential exemptions.
