Documents submitted in person must arrive by 4:15 PM to be processed the same day. The Recorder processes deeds, mortgages, satisfactions, liens, easements, plats, and well disclosure certificates for all property in the county.
E-Recording is available through approved vendors. This lets attorneys, title companies, and lenders submit documents electronically. Torrens title records are also maintained here under Minnesota Statutes Chapter 508. Certified copies of any recorded document cost $10 plus per-page fees. Non-certified copies are $2 per page. All documents must meet the format standards of Minnesota Statutes Chapter 507, including margin, paper size, and legibility requirements. The office returns documents that do not comply.

Itasca County Property and Tax Services

Property Documents in Itasca County
The Recorder files all types of real estate documents that affect property in Itasca County. Warranty deeds and quit claim deeds transfer ownership. Mortgages and deeds of trust secure loans. Satisfaction of mortgage documents are filed when loans are paid off. Judgment liens, mechanic's liens, and tax liens all attach to specific parcels and are recorded to give public notice of the claims. Each filing goes into the county index and becomes searchable by name and document type.
Plats are recorded when land is subdivided into lots and blocks. Easements, covenants, and restrictions also go through the Recorder. Recording Fees and Transfer Taxes
The recording fee for the first page of any real estate document in Itasca County is $46. Each additional page costs $4. Plats cost $56 to record. Certified copies of recorded documents cost $10 plus per-page fees. These rates are set by state law and apply in every Minnesota county.
The deed tax under Minnesota Statutes Chapter 287 is 0.33% of net consideration, with a minimum of $1.65. This applies to most deeds that transfer ownership for value. The mortgage registry tax is 0.23% of the principal amount secured and is collected when a mortgage is recorded. Both taxes are paid to the Recorder at the time of filing. If a transaction qualifies for an exemption, the document must state the legal basis. The Recorder sends these taxes to the state after collection.
Property Tax in Itasca County
Itasca County property taxes come due in two installments. May 15 is the first-half deadline. October 15 is the second-half deadline. Under Minnesota Statutes Chapter 279, unpaid taxes become delinquent on January 1 of the following year. Delinquent accounts accrue interest at 9 to 10% annually. If taxes remain unpaid for three years, the property can be forfeited to the state and offered for sale.
Tax statements mail in March and show each parcel's value, tax amount, and due dates. Payment options include mail, in-person at the courthouse, and bank escrow for properties with mortgage accounts. Property owners who qualify may reduce their taxes through senior deferral programs, disability exclusions, or the homestead market value credit. Assessments for the coming year are set as of January 2. Notices go out in March under Minnesota Statutes Chapter 273. Disputes go first to the local Board of Appeal and Equalization in the spring, then to the Minnesota Tax Court if not resolved.
