Wadena County Assessor
The Wadena County Assessor's office values and classifies all real property in the county. The office is in the same building as the Recorder. Values are set as of January 2 each year using sales data and physical inspections. Valuation notices go out in March. If you think your value is off, you can appeal to the local Board of Appeal and Equalization before it meets in April.
Wadena County has about 12,000 parcels with a mix of agricultural land and lake property. The assessor applies different class rates to residential, agricultural, seasonal, and commercial parcels. All properties are physically inspected on a five-year cycle. If a property's use changes, that can affect both classification and taxes. Homestead applications, which lower taxable value for primary-residence owners, are also handled by the assessor's office.

Search Wadena County Property Records Online
Wadena County property records are available online through the Beacon system by Schneider Corp. Beacon is free and does not require a login for basic parcel searches. You can look up properties by parcel ID, street address, or owner name. The map interface shows parcel boundaries across both the developed areas around Wadena and the lake and agricultural regions of the county.
Each Beacon record shows the current owner, mailing address, legal description, estimated market value, land and building breakdowns, sales history, and property details like acreage, year built, and square footage. Tax data is also included. The system runs 24 hours a day, seven days a week.
For certified copies of actual recorded documents, contact the Recorder's office at (218) 631-7626. Beacon shows assessment and parcel data, not deed or mortgage images. The PRISM system from the Minnesota Department of Revenue also aggregates statewide data that includes Wadena County parcels.
Note: Online data may be a few days behind recent filings. Call the Recorder if you need up-to-date ownership confirmation.
Types of Wadena County Property Records
The Recorder holds all major real property documents for Wadena County. Deeds are the most common. They transfer ownership and must be recorded under Minnesota Statutes Chapter 507 to give public notice. Without recording, the new owner has limited protection against later claims by parties who lacked notice of the sale.
Mortgages, releases, and satisfactions are also on file here. When a lender takes a security interest in property, the mortgage is recorded so the public knows about it. When the loan is paid off, a satisfaction or release is filed. Other records include easements, plats, certificates of survey, federal and state tax liens, mechanics liens, and covenants. Well disclosure certificates are required on most sales and are either attached to the deed or filed separately for $50. Lake properties and rural parcels in Wadena County often have wells, making disclosure a routine part of most sales.
Some Wadena County parcels use the Torrens title system under Minnesota Statutes Chapter 508. Torrens property is confirmed by a court-issued Certificate of Title rather than a chain of abstract records. Both systems are maintained at the county level. Ask the Recorder's office which system applies to the parcel you are researching.
Recording Fees and Transfer Taxes
Recording fees in Wadena County follow the Minnesota state standard. The base fee is $46 for the first page of any document, plus $4 for each additional page. Plats cost $56. Well disclosure certificates cost $50 if filed separately. If the certificate is attached to the deed at recording, no additional fee applies.
The State Deed Tax under Minnesota Statutes Chapter 287 is 0.33% of the net consideration, with a minimum of $1.65. On a $150,000 sale, that is $495. The Mortgage Registry Tax is 0.23% of the principal debt amount. Both taxes are due at the time of recording.
Certified copies cost $10 base plus per-page fees. Non-certified copies are less. Request copies in person or by mail. Call (218) 631-7626 to confirm payment methods.
Note: Fees and tax rates are set by state law and apply uniformly across all Minnesota counties.
Property Tax in Wadena County
Property taxes in Wadena County follow the state schedule under Minnesota Statutes Chapter 279. The first half is due May 15. The second half is due October 15. If the May 15 payment is missed, the unpaid amount becomes delinquent on January 1 of the following year and accrues interest at 9 to 10 percent per year.
Values are set January 2 each year. Tax statements and valuation notices go out in March. The general framework under Chapter 272 and valuation rules under Chapter 273 govern all assessments in Wadena County. The county's mix of lake property and agricultural land means the assessor applies different class rates depending on how each parcel is used.
Properties delinquent for three years can enter the tax forfeiture process. The county takes title to those parcels and may sell them at public auction. The Minnesota Department of Revenue property tax page explains how delinquency and forfeiture work statewide.
Well disclosure is required on most property transfers. Sellers must file a certificate at or before closing. See health.state.mn.us for more information.
