Crow Wing County Property Services
The Crow Wing County Property Services department covers assessing, taxation, and property information services for all parcels in the county. The office sets estimated market values as of January 2 each year using recent sales data and physical inspections. Valuation notices are mailed in March. This free system lets you search by PIN, property address, or owner name without creating an account. Property Records in Crow Wing County
The Crow Wing County Recorder keeps all legal documents affecting real property in the county. Deeds are the most common type recorded. A deed transfers ownership and must be recorded to provide public notice under Minnesota Statutes Chapter 507. Without recording, the transfer is not protected against future claims by other buyers or creditors who had no notice of it.
Mortgages and mortgage satisfactions are also recorded here. When a lender holds a security interest in a property, they record a mortgage to put the public on notice. When the loan is paid off, the lender files a satisfaction or release. Under Minnesota Statutes Chapter 508, some Crow Wing County properties are registered under the Torrens system. Torrens titles use a court-issued Certificate of Title rather than a chain of recorded documents. Both abstract and Torrens records are maintained at the Recorder's office in Brainerd. Crow Wing County Property Tax
Property taxes in Crow Wing County follow the schedule under Minnesota Statutes Chapter 279. The first half is due May 15. The second half is due October 15. Unpaid amounts become delinquent on January 1 of the following year and accrue interest at 9 to 10 percent annually. Multiple payment options are available, including online payment through the county website, mail, and in-person at the Government Center in Brainerd.
