Stearns County Recorder
The Stearns County Recorder maintains all official real estate records for the county. The office records deeds, mortgages, mortgage satisfactions, liens, federal and state tax liens, easements, covenants, plats, and other documents that affect property ownership. Every document submitted for recording must meet Minnesota's requirements: original signatures, notarization, a complete legal description, and the preparer's name on the first page.
Stearns County offers e-recording for title companies, lenders, and law firms through approved electronic submission vendors. This is the fastest way to get documents on record without an in-person visit. Paper documents can also be mailed or delivered in person to the Courthouse Square location. Documents must arrive by 4:15 PM for same-day processing. The office is open until 4:30 PM. Torrens registration and UCC filings are also handled here.

The office is located at 705 Courthouse Square in St. Cloud, one block from the Recorder. Values are set as of January 2 each year using sales data and physical inspection results. All parcels in Stearns County are inspected physically on a five-year cycle. The assessor classifies each parcel based on current use. The St. Cloud metro area includes a mix of residential, commercial, and agricultural land, so classification decisions vary widely depending on location and use. Homestead applications are processed by this office, which can lower taxable market value for eligible primary-residence owners. Tax statements are mailed in March along with valuation notices.

Search Stearns County Property Records Online
Stearns County offers two main tools for online property record searches. The first is Beacon by Schneider Corp, which provides free access to parcel data, valuations, sales history, and building information. No login is required for basic searches. You can look up properties by PIN, owner name, or street address, and the interactive map shows parcel boundaries across the county.
The second tool is LandShark GIS, which provides mapping and spatial data including parcel boundaries, aerial imagery, zoning information, and more. LandShark is particularly useful for viewing rural parcels and land boundaries in parts of Stearns County outside the St. Cloud metro. Both tools are free and available around the clock.
Both Beacon and LandShark are good starting points, but they show assessment and mapping data rather than document images. For copies of actual deeds, mortgages, or other recorded documents, you need to contact the Recorder's office directly or use document search options linked through the county's records systems.
Note: Online parcel data may lag behind recent recordings by a few days. Call the Recorder at 320-656-3855 if you need confirmation of current ownership.
Stearns County Property Record Types
The Recorder's office keeps all major categories of real property documents for Stearns County. Deeds are the most common. They transfer ownership from seller to buyer and must be recorded under Minnesota Statutes Chapter 507 to provide public notice. Without recording, a new owner has limited protection against future buyers or creditors who lacked notice of the transfer.
Mortgages and mortgage satisfactions are also filed here. When a lender secures a loan against property, the mortgage is recorded to make that interest public. When the loan is paid in full, a release or satisfaction is filed. Other records include easements, plats, certificates of survey, federal and state tax liens, mechanics liens, and covenants. Well disclosure certificates are required on most sales and are either attached to the deed or filed separately for a $50 fee.
Some Stearns County parcels use the Torrens title system under Minnesota Statutes Chapter 508. Torrens titles rely on a court-issued Certificate of Title to confirm ownership rather than a chain of recorded abstract documents. Both abstract and Torrens records are held at the county level. Buyers should verify which system applies to their parcel before closing.
Recording Fees and Transfer Taxes
Recording fees in Stearns County follow the state standard. The base fee is $46 for the first page of any document, plus $4 for each additional page. Plats cost $56 to record. Well disclosure certificates filed on their own cost $50, but if attached to the deed at recording, no separate fee is charged.
The State Deed Tax under Minnesota Statutes Chapter 287 is 0.33% of the net consideration, with a minimum of $1.65. On a $200,000 sale, that comes to $660. The Mortgage Registry Tax is 0.23% of the principal debt. On a $160,000 mortgage, that is $368. Both taxes are due when you submit documents for recording.
Certified copies cost $10 base plus per-page charges. Non-certified copies are less. You can request copies in person or by mail. Call 320-656-3855 to confirm current payment methods before mailing documents or fees.
Property Tax in Stearns County
Property taxes in Stearns County follow the state payment schedule under Minnesota Statutes Chapter 279. The first half is due May 15 and the second half is due October 15 each year. Taxes not paid by May 15 become delinquent on January 1 of the next year and begin accruing interest at 9 to 10 percent per year.
Property values are set as of January 2. The county mails tax statements and valuation notices in March. The general framework under Chapter 272 and the valuation rules under Chapter 273 apply to all parcels in Stearns County. The county's mix of urban, suburban, and agricultural land means assessors apply different class rates to different types of parcels.
Properties delinquent for three years can enter the forfeiture process. The county takes title to those parcels and may sell them at public auction. The Minnesota Department of Revenue property tax page covers how delinquency and forfeiture work at the state level.
Well disclosure is required on most property transfers. Sellers must file a certificate at or before closing. Learn more at health.state.mn.us.
