Documents submitted in paper form are accepted Monday through Friday from 8:00 AM to 4:15 PM, even though the office stays open until 4:30 PM. If you mail a document, make sure it arrives before the closing deadline and includes the correct fee. UCC filings are also accepted at this office, and public access terminals are available on-site for in-person searches.

Benton County Property Taxation
The Property Taxation Department handles valuations and classifications for all parcels in Benton County. The office sets estimated market values as of January 2 each year using sales data and physical inspections. Valuation notices go out in March. If you think your value is off, you can appeal before the Board of Appeal and Equalization meets in April. There is no fee to file with the local board.
All properties in the county are physically inspected at least once every five years. The assessor classifies each parcel based on its current use. Residential, agricultural, and commercial properties are assessed under different rules. If your property use changes, that can affect both your classification and your tax bill. Search Benton County Property Records Online
Benton County uses LandShark GIS for online property searches. This system lets you look up parcels by parcel number, owner name, or street address. The map interface shows parcel boundaries and lets you zoom into specific lots or areas across the county. Types of Benton County Property Records
The Recorder's office keeps a wide range of documents that affect real property in Benton County. Deeds are the most common type. A deed transfers ownership from one party to another and must be recorded to provide public notice of the transfer under Minnesota Statutes Chapter 507. Without recording, the transfer is not protected against future claims by other buyers or creditors.
Mortgages and mortgage satisfactions are also recorded here. When a lender has a security interest in a property, they record a mortgage to put the public on notice. When the loan is paid off, the lender records a satisfaction or release. Other documents include easements, declarations of covenants, federal and state tax liens, mechanic's liens, plats, and certificates of survey. Well disclosure certificates are required on most property transfers and are either attached to the deed or filed separately for a $50 fee.
Some Benton County properties are registered under the Torrens system, governed by Minnesota Statutes Chapter 508. Torrens titles differ from abstract titles. Ownership is confirmed by a Certificate of Title issued by the court rather than a chain of recorded documents. Both abstract and Torrens records are maintained at the county level in Foley.
Recording Fees in Benton County
Recording fees in Benton County follow the state standard. The base fee is $46 for the first page of any document, plus $4 for each additional page. Plats cost $56 to record. Well disclosure certificates are $50 if submitted separately, but the fee is included in the deed recording fee if the certificate is attached to the deed at the time of recording.
Two state taxes apply to most real estate transfers under Minnesota Statutes Chapter 287. The State Deed Tax is 0.33% of the net consideration, with a minimum of $1.65. On a $250,000 sale, the deed tax comes to $825. The Mortgage Registry Tax is 0.23% of the principal debt amount. On a $200,000 mortgage, that is $460. Both taxes must be paid at the time of recording. Certified copies of recorded documents cost $10 as a base fee, plus per-page charges.

Benton County Property Tax
Property taxes in Benton County follow the payment schedule under Minnesota Statutes Chapter 279. The first half of your annual tax bill is due May 15. The second half is due October 15. If you miss the May 15 deadline, the unpaid amount becomes delinquent on January 1 of the following year and starts accruing interest at 9 to 10 percent annually.
The general property tax framework under Chapter 272 and valuation rules under Chapter 273 set how Benton County assesses and taxes each parcel. Values are set as of January 2 each year based on market conditions and physical inspection data. If taxes remain unpaid for three years, the property can go into the forfeiture process and may eventually be sold at public auction.
