Beltrami County Assessing Department
The Assessing Department is responsible for valuing and classifying all real property in Beltrami County. The office assesses roughly 50,000 parcels, covering everything from lakefront cabins to agricultural land to commercial buildings in Bemidji. Market values are set as of January 2 each year. Physical inspections happen on a five-year rotation, and market analysis is performed annually based on recent sales data. Homestead applications are accepted year-round.
Valuation notices are mailed in March. If you believe your value is too high or your property is in the wrong class, you can file an appeal. Start with the Local Board of Appeal and Equalization. If that does not resolve it, you can go to the County Board and then to the Minnesota Tax Court. The Assessing Department is at 701 Minnesota Avenue NW, Suite 200, with phone at (218) 333-4180 and email at assessor@co.beltrami.mn.us.

Types of Property Records in Beltrami County
The Recorder's office holds the full range of real property documents for Beltrami County. Warranty deeds, quit claim deeds, trustee deeds, and personal representative deeds are all recorded here. Under Minnesota Statutes Chapter 507, recording is what gives a deed legal effect against third parties. An unrecorded deed can be defeated by a later buyer or lender who records first. Every transfer should be recorded promptly after closing.
Mortgages and releases are also on file. When a mortgage is paid off, the lender records a satisfaction or discharge. That discharge is what clears the lien from the title. Federal and state tax liens are recorded separately and must be searched to confirm clean title before a sale. Easements, declarations, survey plats, and certificates of survey are part of the permanent record as well.
Torrens registration under Chapter 508 applies to some parcels in Beltrami County. Torrens titles use a Certificate of Title issued by the court rather than a recorded chain of documents. Both systems are maintained at the county. Well disclosure certificates are required on most property sales. If you are buying property in Beltrami County, confirm whether a well disclosure is on file. Details on the well disclosure requirement are at health.state.mn.us.
Recording Fees and Transfer Taxes
Beltrami County uses the standard Minnesota recording fee schedule. The base fee for most documents is $46 for the first page, plus $4 for each additional page. Plats are $56. Well disclosure certificates are either included with the deed fee or recorded separately. Certified copies cost $10 as a starting fee plus per-page charges. The Recorder's office can confirm current fee amounts before you submit documents.
The State Deed Tax under Minnesota Statutes Chapter 287 is 0.33% of net consideration, with a minimum of $1.65. For a sale at $180,000, the deed tax would be $594. The Mortgage Registry Tax is 0.23% of the principal debt. These taxes are paid at the time of recording and must be included with the submitted document. Exemptions apply to certain transfers; check with your attorney or title company to see if any apply to your transaction.
Note: All fees and taxes must accompany the document at the time of recording. Contact the Beltrami County Recorder at (218) 333-4170 to confirm current amounts before submitting.
Property Tax in Beltrami County
Beltrami County property taxes are due in two installments each year. The first half is due May 15 and the second half is due October 15, as required under Minnesota Statutes Chapter 279. Missing the May deadline means the unpaid amount becomes delinquent on January 1 the next year, at which point interest of 9 to 10 percent per year starts accumulating.
Properties that stay delinquent for three years can go through the tax forfeiture process. The Beltrami County Land Department administers tax-forfeited land. When a property forfeits, the county takes title and may list it for public auction. The Land Department phone is (218) 333-4232, and they can answer questions about forfeited property availability. Property owners have multiple opportunities to redeem the property by paying back taxes and interest before forfeiture is complete.
Market values in Beltrami County are set under Chapter 272 and Chapter 273 as of January 2 each year. All properties are physically inspected on a five-year cycle. Valuation notices go out in March.
