Swift County Overview
Swift County Recorder
The Swift County Recorder keeps all legal real estate records for the county. The office records deeds, mortgages, satisfaction of mortgage documents, liens, contracts for deed, plats, and other instruments that affect real property. Each document gets a unique number and is indexed by party name and legal description. Under Minnesota Statutes Chapter 507, recording a document puts the public on notice of a transfer or lien. That notice protects buyers and lenders by letting them know what has already been recorded against a parcel.
The office also handles Torrens property registrations. Abstract and Torrens are the two title systems used in Minnesota. Abstract titles follow a chain of recorded instruments. Torrens titles operate under Chapter 508 and use a Certificate of Title issued by the court and maintained by the Recorder. Once a parcel is registered Torrens, all transfers must use the Torrens process. The Swift County Recorder handles both. E-recording is available, which lets title companies and lenders submit documents electronically without coming to the office. Walk-in documents are accepted until 4:15 PM each business day.
Certified copies of recorded documents are available at the counter. UCC filings for personal property security interests connected to real estate fixtures are also accepted here.

Swift County Assessor
The Swift County Assessor values and classifies all real property in the county. Values are set as of January 2 each year under Minnesota Statutes Chapter 273. The Assessor looks at sales data, property condition, and comparable parcels to set a market value for each of the roughly 6,500 parcels in the county. Valuation notices go out to property owners in March, giving them time to review the number and appeal if they think it is off.
Swift County has a heavy agricultural character. Farmland makes up a large share of the parcel count, and the Assessor must track soil productivity values in addition to the usual residential and commercial property factors. Agricultural land is classified separately and taxed at a different rate than homestead or commercial property. The Assessor's office also processes homestead applications for owners who live in their property as a primary residence. Homestead status can lower the effective tax rate on a parcel.
Physical inspections happen on a five-year cycle. Assessors visit each property to check for additions, new structures, or condition changes that affect value. The Board of Equalization meets in April to hear informal appeals. Owners who still disagree after that hearing can go to the County Board or file with the Tax Court.

Older records may not be available online, so a visit or written request may be needed for documents from prior decades. The Minnesota Department of Revenue runs the statewide property tax portal, which explains how tax rates are set and what programs are available to property owners. For parcel-specific data, Beacon is the right starting point.

Property Records and Documents in Swift County
Swift County property records cover a wide range of document types. Warranty deeds and quit claim deeds transfer ownership. Mortgages and mortgage satisfaction documents show what is owed or has been paid off. Plats create legal subdivisions and must be recorded before lots can be sold separately. Easement agreements, development contracts, and covenants are also filed here. Under Minnesota Statutes Chapter 272, these records form the legal backbone of the property tax and ownership system in Minnesota.
Abstract property in Swift County follows a chain of title going back to the original land patents. Each deed and lien is recorded in order, and a title search traces that chain to verify clear ownership. Torrens property uses a different system, with a Certificate of Title serving as the definitive record. Both types are handled by the Swift County Recorder. When you buy or refinance a property in the county, your title company will check both the abstract and Torrens indexes to clear the title before closing. Well disclosure certificates are also recorded here and stay with the property record permanently under Minnesota law.
Plats cost $56 to record. Standard documents run $46 for the first page plus $4 for each additional page. Certified copies are available for a per-document fee.
Recording Fees and Transfer Taxes
Recording fees in Swift County follow the state schedule. The standard fee is $46 for the first page of any instrument and $4 for each page after that. A five-page document would cost $62 to record. Plats cost $56. Multiple titles on one instrument each add $46 to the base fee. Certified copies carry additional per-page charges on top of the base certification fee.
Two state transfer taxes apply when real property changes hands in Swift County. The State Deed Tax under Minnesota Statutes Chapter 287 is 0.33% of the net sale price, with a minimum charge of $1.65. On a $200,000 sale, that equals $660. The Mortgage Registry Tax is 0.23% of the new loan amount. A $160,000 mortgage would carry a $368 tax. Both taxes must be paid when the deed or mortgage is brought in for recording. The county collects them on behalf of the state at the time of recording.
Note: Contact the Swift County Recorder at (320) 843-3377 to confirm current fees before submitting documents, as the schedule can change when state law is updated.
Property Taxes in Swift County
Swift County property taxes are based on the assessed market value set by the Assessor each January 2. Tax statements go out in March. The first half of the bill is due May 15. The second half is due October 15. You can pay online, by mail, or in person at the county offices. Owners with a mortgage often pay through escrow, meaning the mortgage servicer handles the payments and the owner does not deal with the county directly.
Under Minnesota Statutes Chapter 279, taxes become delinquent on January 1 of the year after they were due. Delinquent taxes carry interest and penalties. If taxes go unpaid for three years, the county may begin a tax forfeiture process, which can result in the property being taken over by the state. Owners who fall behind should reach out to the Swift County tax office quickly to understand their options before the situation reaches forfeiture.
The state runs a property tax refund program for homeowners and renters who pay a high share of their income in property taxes. Details are on the Minnesota Department of Revenue website. Senior citizens and disabled veterans may also qualify for special classifications that reduce their tax burden.
The Minnesota Department of Revenue manages the property tax system statewide, covering how rates are set, what refund programs exist, and how counties like Swift County calculate local tax bills.
