Blue Earth County Property Records

The Recorder's office keeps all legal documents that affect real property in Blue Earth County. Deeds are the most common type recorded here. A deed transfers ownership from one party to another and must be recorded to provide public notice of the transfer under Minnesota Statutes Chapter 507. Without recording, the transfer is not protected against future claims by other buyers or creditors who did not have notice of it.

Mortgages and mortgage satisfactions are also recorded. When a loan is paid off, the lender records a satisfaction or release document. Other records include easements, declarations of covenants, federal and state tax liens, mechanic's liens, plats, and certificates of survey. Well disclosure certificates are required on most property transfers. They are either attached to the deed or filed separately. The Blue Earth County fee schedule shows a well disclosure fee of $54 if submitted separately, though it is included in the deed fee when attached.

Under Minnesota Statutes Chapter 508, some Blue Earth County properties are registered under the Torrens system. Torrens titles use a Certificate of Title issued by the court instead of a chain of recorded documents. Both abstract and Torrens records are maintained at the county level in Mankato.

Recording Fees in Blue Earth County

Recording fees in Blue Earth County follow the state standard set under Minnesota Statutes Chapter 287. The base fee is $46 for the first page of any document, plus $4 for each additional page. Plats cost $56. Well disclosure certificates cost $54 if submitted separately, but the fee is included in the deed recording fee if the certificate is attached at the time of recording. Torrens documents follow the same base fee schedule. Multiple-title documents carry a separate $46 fee per title.

The State Deed Tax is 0.33% of the net consideration, with a minimum of $1.65. On a $300,000 sale, the deed tax is $990. The Mortgage Registry Tax is 0.23% of the principal debt. On a $240,000 mortgage, that is $552. Both taxes are collected at the time of recording. UCC filings carry fees from $15 to $50 depending on page count. The full Blue Earth County fee schedule is posted at blueearthcountymn.gov.

Property Tax in Blue Earth County

Property taxes in Blue Earth County follow the payment schedule under Minnesota Statutes Chapter 279. The first half is due May 15. The second half is due October 15. If you miss the May 15 deadline, the unpaid amount becomes delinquent on January 1 of the following year and starts accruing interest at 9 to 10 percent annually. Delinquent taxes remain a lien on the property until paid.

Valuation and tax rules under Chapter 272 and Chapter 273 govern how Blue Earth County calculates taxes on each parcel. Values are set as of January 2 each year. Tax statements and valuation notices are mailed in March. Properties with unpaid taxes for three consecutive years can enter the tax forfeiture process. The county takes title to forfeited properties, and they may eventually be sold at public auction. The Minnesota Department of Revenue's property tax page covers forfeiture rules in detail.
