Martin County Assessor
The Martin County Assessor values and classifies all real property in the county. Martin County has approximately 12,000 parcels, with a mix of agricultural land and urban properties centered around Fairmont. Values are set as of January 2 each year using recent sales data and field inspection results. Valuation notices go out in March, giving owners time to review values before the appeal period ends.
All parcels receive a physical inspection at least once every five years. The assessor classifies each parcel based on how the land is currently used. Residential, agricultural, and commercial properties are assessed under different rules, and classification affects which tax rates and exemptions apply. If you think your value or classification is wrong, you can file a challenge with the Board of Equalization, which meets in April each year. There is no cost to appeal at the local level.

Search Martin County Property Records Online
Martin County uses the Beacon WebGIS system by Schneider Corp for online parcel searches. Beacon is free to use and does not require registration for basic lookups. You can find parcels by street address, owner name, or parcel ID. The map view shows parcel boundaries across the county, and you can zoom in on specific areas to view individual lots and the properties around them.
Parcel records in Beacon include the current owner, mailing address, legal description, estimated market value, land and building values, recent sales history, and property details like lot size and year built. Tax information is also available. The system runs around the clock and is updated regularly. It is a good way to check ownership, compare recent sales prices, or look up a specific parcel's assessed value without making a trip to the courthouse.
Beacon shows parcel data but does not provide images of recorded documents. To get a copy of a deed, mortgage, or other recorded document, contact the Recorder's office at (507) 238-3213. The PRISM system operated by the Minnesota Department of Revenue aggregates property data statewide and includes Martin County parcels. The MN Revenue property tax page covers rules on tax payment, delinquency, and forfeiture that apply statewide.
Martin County Property Record Types
The Martin County Recorder maintains all documents that create, transfer, or affect a legal interest in real property. Deeds are the most frequently filed document. Under Minnesota Statutes Chapter 507, recording a deed provides public notice of a transfer and protects the new owner against subsequent claims. An unrecorded deed leaves ownership open to dispute by later buyers or creditors.
Mortgages and satisfactions are also central to what the Recorder handles. When a lender finances a property purchase, they record a mortgage to establish their security interest. When the debt is repaid, the lender records a satisfaction or discharge. Other documents filed in Martin County include easements, declarations of covenants, federal and state tax liens, mechanics liens, plats, and certificates of survey. Well disclosure certificates are required on most property transfers where a well is present and must be filed at the time of the deed recording.
Some Martin County parcels are registered under the Torrens system under Minnesota Statutes Chapter 508. Torrens properties use a court-issued Certificate of Title instead of a chain of abstract documents. If you are searching a Torrens parcel, let the Recorder's office know when you call so they can guide you through the right process.
Recording Fees and Transfer Taxes
Martin County follows the Minnesota statewide recording fee schedule. The base fee is $46 for the first page of any document, plus $4 for each additional page. Plats cost $56 to file. A well disclosure certificate filed separately costs $50. No extra fee applies when the certificate is attached to the deed at the time of recording.
Two state transfer taxes apply to most real estate transactions in Martin County. The State Deed Tax under Minnesota Statutes Chapter 287 is 0.33% of the net consideration, with a minimum of $1.65. On a $200,000 sale, that is $660. The Mortgage Registry Tax is 0.23% of the principal loan amount. On a $160,000 mortgage, the tax comes to $368. Both taxes must be paid at the time of recording along with the recording fee.
Certified copies of recorded documents cost $10 as a base fee plus per-page charges. Plain copies are available for less. Request copies in person or by mail. If mailing, include payment and a self-addressed return envelope.
Note: Call (507) 238-3213 before sending anything by mail to confirm the current payment method accepted by the Martin County Recorder.
Property Tax in Martin County
Property taxes in Martin County are due in two installments each year under Minnesota Statutes Chapter 279. The first half is due May 15. The second half is due October 15. If you miss the May 15 deadline, your taxes become delinquent on January 1 of the following year and interest starts accruing at 9 to 10 percent per year.
Values are set as of January 2 each year under the rules in Chapter 273. The general tax framework is governed by Chapter 272. Valuation notices and tax statements go out in March. If you think your value is off, bring it to the Board of Equalization in April. After three years of unpaid taxes, the property can enter forfeiture and the county may eventually sell it at public auction. The Minnesota Department of Revenue's property tax page explains how those rules work statewide.
Well disclosure requirements apply to most residential sales in Minnesota. Sellers must provide a disclosure at closing. Full rules are posted at health.state.mn.us.
