Waseca County Assessor
The Waseca County Assessor's office values and classifies all real property in the county. The office is in the same building as the Recorder at 307 N State Street. Values are set as of January 2 each year based on sales data and physical inspections. Valuation notices go out in March. If you disagree with your assessed value, you can appeal to the Board of Appeal and Equalization, which meets in April.
The county has about 10,000 parcels with a mix of agricultural and urban land. The assessor applies the correct class rate to each parcel based on how it is used. Residential homes in the city of Waseca and rural farms in the outlying townships follow different valuation rules. All properties are physically inspected on a five-year cycle. The assessor also handles homestead applications, which can reduce taxable value for eligible primary-residence owners.

Search Waseca County Property Records Online
Waseca County property records are searchable online through the Beacon system by Schneider Corp. Beacon is free and does not require a login for basic searches. You can look up parcels by parcel ID, street address, or owner name. The map interface shows parcel boundaries and lets you explore both urban and rural land in Waseca County.
Each Beacon record shows the current owner and mailing address, legal description, estimated market value, land and building value splits, sales history, and property details like acreage, year built, and square footage. Tax information is also included. The system is available around the clock, all seven days of the week.
For certified copies of actual recorded documents, contact the Recorder's office at (507) 835-0620. Beacon shows parcel and assessment data but does not display deed or mortgage images. The PRISM system from the Minnesota Department of Revenue also includes Waseca County in its statewide aggregation.
Note: Beacon data may lag by a few days behind recent recordings. Call the Recorder to confirm current ownership if the timing matters.
Types of Waseca County Property Records
The Recorder holds all major real property documents for Waseca County. Deeds are the most common. They transfer ownership and must be recorded under Minnesota Statutes Chapter 507 to establish public notice. Without recording, the new owner has limited protection against later claims by parties who had no notice of the sale.
Mortgages and their satisfactions are also kept here. When a lender holds a security interest in property, the mortgage is recorded so others know about it. When the debt is cleared, a release or satisfaction is filed. Other documents include easements, plats, certificates of survey, federal and state tax liens, mechanics liens, and covenants. Well disclosure certificates are required on most sales and are either attached to the deed or filed separately for $50.
Some parcels in Waseca County use the Torrens title system under Minnesota Statutes Chapter 508. Torrens property is confirmed by a court-issued Certificate of Title rather than a chain of abstract records. Both abstract and Torrens records are maintained at the county level. The Recorder's office can confirm which system applies to a specific parcel.
Recording Fees and Transfer Taxes
Recording fees in Waseca County follow the state standard. The base fee is $46 for the first page of any document, plus $4 for each additional page. Plats cost $56 to record. Well disclosure certificates cost $50 if filed separately. No extra charge applies if the certificate is attached to the deed at recording.
The State Deed Tax under Minnesota Statutes Chapter 287 is 0.33% of the net consideration, with a minimum of $1.65. On a $175,000 sale, that is $577.50. The Mortgage Registry Tax is 0.23% of the principal debt. Both taxes must be paid when you submit documents for recording.
Certified copies cost $10 base plus per-page charges. Non-certified copies cost less. Copies can be requested in person or by mail. Call (507) 835-0620 to confirm accepted payment forms before mailing anything.

Agricultural land and urban residential properties are assessed at different class rates.
Properties delinquent for three years can enter the tax forfeiture process. The county takes title to those parcels and may sell them at public auction. The Minnesota Department of Revenue property tax page explains how delinquency and forfeiture work under state law.
