Deeds, mortgages, mortgage satisfactions, liens, federal and state tax liens, easements, plats, and other documents that affect land ownership are recorded here. Paper submissions by mail or in person are also accepted. Documents must arrive by 4:15 PM for same-day recording. The office stays open until 4:30 PM. If mailing a document, include the correct fee and a self-addressed stamped envelope for the return of recorded paperwork. Torrens records and UCC filings are handled here as well.

Wilkin County Assessor
The Wilkin County Assessor's office values and classifies all real property in the county. The office is in the same building as the Recorder. Values are set as of January 2 each year using sales data and physical inspections. Valuation notices go out in March, and the Board of Equalization meets in the spring to hear any appeals from property owners who believe their value is wrong.
Wilkin County has about 5,000 parcels with an agricultural focus. The Red River Valley is some of the most productive farmland in Minnesota, and most of the county's parcels are assessed under agricultural class rates. All properties are inspected on a five-year cycle. If a parcel's use changes, the classification and tax treatment can both change. Homestead applications, which reduce taxable value for owners who live on the property, are also handled by this office.

Search Wilkin County Property Records Online
Wilkin County property records are searchable online through the Beacon system by Schneider Corp. Beacon is free and does not require a login for basic parcel searches. You can look up properties by parcel ID, street address, or owner name. The map interface shows parcel boundaries across the county's flat agricultural landscape along the Red River Valley.
Each Beacon record shows the current owner and mailing address, legal description, estimated market value, land and building breakdowns, sales history with dates and prices, and property details like acreage and year built. Tax information is also part of the record summary. The system is available 24 hours a day, seven days a week.
Beacon shows assessment and parcel data but does not display actual document images. For certified copies of deeds, mortgages, or other recorded documents, contact the Recorder's office at (218) 643-7162. The PRISM system from the Minnesota Department of Revenue also includes Wilkin County data in its statewide aggregation.
Note: Online data may lag a few days behind recent filings. Call the Recorder to confirm current ownership if the timing matters.
Types of Wilkin County Property Records
The Recorder maintains all major real property documents for Wilkin County. Deeds are the most common. They transfer ownership from seller to buyer and must be recorded under Minnesota Statutes Chapter 507 to establish public notice of the change. Without recording, the new owner has no protection against future claims by parties who lacked notice of the sale.
Mortgages and satisfactions are also recorded here. When a lender holds a security interest in property, the mortgage is filed so the public knows about it. When the debt is paid, a release or satisfaction is recorded. Other documents include easements, plats, certificates of survey, federal and state tax liens, mechanics liens, and covenants. Well disclosure certificates are required on most sales and are either attached to the deed or filed separately for $50. Rural properties in Wilkin County commonly have wells, making well disclosure a regular part of most transactions.
Some Wilkin County parcels use the Torrens title system under Minnesota Statutes Chapter 508. Torrens property is confirmed by a court-issued Certificate of Title rather than a chain of abstract records. Both abstract and Torrens records are maintained at the county level. The Recorder's staff can confirm which system applies to any specific parcel.
Recording Fees and Transfer Taxes
Recording fees in Wilkin County follow the Minnesota state standard. The base fee is $46 for the first page of any document, plus $4 for each additional page. Plats cost $56 to record. Well disclosure certificates cost $50 if filed separately. If the certificate is attached to the deed at recording, no separate fee applies.
The State Deed Tax under Minnesota Statutes Chapter 287 is 0.33% of the net consideration, with a minimum of $1.65. On a $130,000 farm parcel sale, that is $429. The Mortgage Registry Tax is 0.23% of the principal debt. Both taxes are due when you submit documents for recording.
Certified copies cost $10 base plus per-page fees. Non-certified copies are less. Request copies in person or by mail. Call (218) 643-7162 to confirm payment methods before mailing documents.
Property Tax in Wilkin County
Property taxes in Wilkin County follow the state payment schedule under Minnesota Statutes Chapter 279. The first half is due May 15. The second half is due October 15. Taxes not paid by May 15 become delinquent on January 1 of the next year and begin accruing interest at 9 to 10 percent per year.
Values are set January 2 each year. Tax statements and valuation notices go out in March. The general property tax framework under Chapter 272 and valuation rules under Chapter 273 apply to all parcels in Wilkin County. Agricultural class rates apply to the vast majority of land in the county. Productive farmland along the Red River is valued carefully, and changes in crop prices or market conditions can affect assessed values over time.
Properties delinquent for three years can enter the tax forfeiture process. The county takes title to those parcels and may sell them at public auction. The Minnesota Department of Revenue property tax page explains how delinquency and forfeiture work across all Minnesota counties.
Well disclosure is required on most property transfers. Sellers must file a certificate at or before closing. More information is at health.state.mn.us.
