Property Records and Documents

Eden Prairie property records held at the Hennepin County Recorder include deeds that transfer ownership, mortgages that secure loans against the property, satisfactions of mortgage, liens and judgments, and plats that create new subdivisions. All of these are public record. They are indexed by party name and document type, so you can pull a chain of title or find a specific document by searching the index. Under Chapter 507, recording gives the public notice of an interest in property and protects the priority of the party who records first.

Hennepin County maintains both abstract and Torrens records. For Torrens properties in Eden Prairie, the certificate of title is the definitive record of ownership. Transactions on Torrens property go through the Registrar of Titles. Abstract properties use the standard recording system. If you are not sure which system applies to a specific Eden Prairie address, the Recorder's office can look it up. UCC filings and well disclosure certificates are also kept here. Well disclosures are required whenever a property with a private well changes ownership.

Eden Prairie Property Tax

Property taxes in Eden Prairie are due in two installments under Minnesota Statutes Chapter 279. The first half is due May 15. The second half is due October 15. Taxes become delinquent January 1 of the year after they are due. After three years of nonpayment, the state may forfeit the property. Tax statements are mailed in March by Hennepin County. Payment options include online, by mail, or in person at the Government Center.

Property values are set each January 2. Notices go out in March. If you want to challenge your Eden Prairie property's assessed value, appeal at the city's Board of Appeal and Equalization in the spring. The appeal allows you to present evidence about market value or classification. If you are still not satisfied, you can appeal to the Hennepin County Board of Equalization and then to the Minnesota Tax Court. For state-level tax programs and refund options, the Minnesota Department of Revenue at revenue.state.mn.us/property-taxes has details on the Homestead Credit Refund and other programs available to Eden Prairie homeowners.
