Apple Valley Property Records and Documents

Property records for Apple Valley real estate include deeds that transfer ownership, mortgages and deeds of trust securing loans, satisfactions of mortgage showing loans are paid off, liens and judgment filings, plats creating new subdivisions, and well disclosure certificates for properties with private wells. All of these are public record at the Dakota County Recorder. Under Minnesota Statutes Chapter 507, recording gives the public notice of an interest and protects the rights of parties who record first.

Dakota County maintains both abstract and Torrens records. Abstract properties use the standard recording system under Chapter 507. Torrens properties are handled under Minnesota Statutes Chapter 508 and carry a state-guaranteed certificate of title. If you are researching an Apple Valley parcel and need to know which system applies, call the Recorder's office at 651-438-4355. Both types of records are held at the office in Hastings. UCC filings are also accepted at the same location.

Apple Valley Property Tax

Property taxes in Apple Valley are due in two installments. First half on May 15, second half on October 15. Under Minnesota Statutes Chapter 279, taxes become delinquent on January 1 of the following year. Delinquent taxes accrue interest. After three years of nonpayment, the state may forfeit the property. Tax statements are mailed in March by Dakota County. Payment options include online through the county, by mail, in person, and through mortgage escrow. For payment details and current balances, see co.dakota.mn.us/PropertyTaxes.

One notable thing about Apple Valley: property owners here do not receive special assessments for street reconstruction and maintenance projects. This sets Apple Valley apart from many other Minnesota cities, where 30 to 50 percent of street improvement costs are typically assessed to benefiting property owners. In Apple Valley, the city funds street projects through other means. This can be an advantage for property owners who want to avoid unexpected special assessment charges. Building permits and zoning compliance are handled directly by the city. Contact Apple Valley city offices for permit and code questions.

Values are set January 2 each year. Valuation notices come out in March. If you want to challenge your Apple Valley property's assessed value, appeal at the Board of Appeal and Equalization in April.
