Chisago County Recorder

The Chisago County Recorder maintains official real estate records for all land in the county. The office records deeds, mortgages, satisfactions, federal and state tax liens, mechanic's liens, well disclosure certificates, UCC filings, and Torrens documents. All documents must meet Minnesota state standards including original signatures, notary acknowledgment, a proper legal description, and the preparer's name on the first page.

Chisago County offers electronic recording through approved vendors. This is the most efficient way for title companies and lenders to submit documents. Paper documents are accepted Monday through Friday until 4:15 PM. The office stays open until 4:30 PM. Certified copies of recorded documents are available by request. The Recorder's office handles Torrens registration in addition to standard abstract records, so both types of ownership systems are maintained in Center City.

Chisago County Property and Environmental Services

The Property and Environmental Services Department handles property valuations, classifications, and environmental management for Chisago County. The office sets estimated market values as of January 2 each year using recent sales data and physical inspections. Valuation notices are mailed in March. If you think your value is incorrect, you can appeal before the Board of Equalization meets each year. No fee is required to file with the local board.

Chisago County has approximately 26,000 parcels, with a large concentration of lake properties throughout the county. Lake properties require specialized assessment approaches. Chisago County Property Records

The Recorder's office maintains all legal documents affecting real property in Chisago County. Deeds are the most frequently recorded document type. A deed transfers ownership and must be recorded to provide public notice under Minnesota Statutes Chapter 507. Without recording, the transfer is not protected against future claims by creditors or buyers who lacked notice of it.

Mortgages and mortgage satisfactions are also recorded here. When a loan is paid off, the lender records a satisfaction or release. Other records include easements, declarations of covenants, federal and state tax liens, mechanic's liens, plats, and certificates of survey. Well disclosure certificates are required on most property transfers and are either attached to the deed or filed separately for a $50 fee.

Under Minnesota Statutes Chapter 508, some Chisago County properties are registered under the Torrens system. Torrens titles are confirmed by a court-issued Certificate of Title rather than a chain of recorded documents. Both abstract and Torrens records are maintained at the county level in Center City.

Recording Fees in Chisago County

Recording fees in Chisago County follow the state standard. The base fee is $46 for the first page of any document, plus $4 for each additional page. Plats cost $56 to record. Well disclosure certificates cost $50 if submitted separately, but the fee is included in the deed recording fee if attached at the time of recording.

The State Deed Tax under Minnesota Statutes Chapter 287 is 0.33% of the net consideration, with a minimum of $1.65. The Mortgage Registry Tax is 0.23% of the principal debt. Both are collected at the time of recording. Certified copies cost $10 plus per-page charges. UCC filings are also accepted, with fees ranging from $15 to $50 depending on the number of pages.

Chisago County Property Tax

Property taxes in Chisago County follow the schedule under Minnesota Statutes Chapter 279. The first half is due May 15. The second half is due October 15. Unpaid amounts become delinquent on January 1 of the following year and accrue interest at 9 to 10 percent annually. Tax statements are mailed in March.

Assessment and tax rules under Chapter 272 and Chapter 273 govern how Chisago County calculates taxes on each parcel. Values are set as of January 2 each year. Properties with three consecutive years of unpaid taxes can enter the forfeiture process and may eventually be sold at public auction.
